Why should I get boat insurance? Won't my home owners policy cover me? Home owners' policies generally only cover small boats and do not provide very much coverage. Usually the coverage amount is only about $1000 in damages. That amount is for the boat, the engine or outboards, the trailer, and accessories. On a normal boat $1000 doesn't go very far! Additionally, coverage for theft may not even be that high. Many policies also require that the boat be located on the property where you actively live...not at one of your vacation spots! Almost all policies will even limit where you can use your boat and be covered. At this time you have two months to prepare for the closing of the sale. THIRD - ESTABLISH A PROPERTY TRUST You may wonder what this means. Well, it used to be that "foreigners" (that means all you non-Mexicans) could not buy property within 50 km.... But after an amendment, you can now do it through the assistance of a Mexican bank. We at Rudy Does It will help you do this easily and legally. We work with you to set it up so that you simply pay a bank a fee... You will be given the option to choose a notary and Mexican bank to begin your property trust, of fideocomisio. The notary will act as attorney for the transaction; there are many bilingual lawyers that we can refer. This trust is established so that international buyers may buy properties within 50 km of the shorelines and borders. This trust allows you to act as a direct owner of the property, having all rights to buy, sell, and lease the property.- The bank will work through the Ministry of Foreign affairs to permit your ownership of the property; the given trust is good for 50 years. You will be allowed to list beneficiaries and to renew the trust after the 50 years have expired. AND LASTLY - YOU ARE READY FOR THE CLOSING! At the time of closing be prepared to authorize the final transfer of your chosen property into your name. Also the remaining 80% balance will be due at this time. The notary will provide you with a simple copy of your deed so that you may see that the property is officially yours. In Mexico all legal documents must be prepared in the national language: Spanish.
